For rental properties, the Move-In Utility Vacant Expense Recovery (MUVER) provides easy management of vacant accounts and addresses the issue of residents switching the utility into their name in a timely manner. MUVER provides the tools to manage thousands of utility invoices from multiple suppliers across an organization’s entire portfolio and to deal with Continuous Service Agreements (CSA) for electricity and, in some cases, natural gas.

Under a CSA, the utility does not shut off the electricity (or natural gas) when a resident moves out of an apartment. Instead, they routinely switch the meter back into the owner's name, without any notice to the owner. MUVER calculates the dollar amount owed by the resident and generates records for transfer to an A/R system, so management can recover the cost.
